Manufactured Housing Accessory Dwelling Units - Floor Plans and Costs

For the past two years, factory housing materials became more readily available at stabilized prices. This has allowed us to keep our “all in pricing” at more reasonable levels.. For example, a one bedroom, one bath Manufactured Housing ADU starts at under 200,000. Two bedroom plans start in the low to mid $200,000 range. And three bedroom, two bath plans are in the high $200,000 range. We can provide accurate price estimates after a site survey and a preliminary  client meeting. Prefab ADUs are approximately 80 to 100,000 less than site construction and take several months less in total project time.


Manufactured Housing costs consist of the following:

Standard or Custom Designed Manufactured Housing


Accessory Housing Partners Llc dba Backyard Home Company (BYHCo) provides Manufactured Homes(MH) as a more economical design-build process than our site constructed design-build Accessory Dwelling Units. 

Backyard Home Company provides standard or custom designed manufactured housing to fit the requirements of our Clients. We prepare all necessary City or County applications, civil engineering, geotechnical reports (where required), building plans, and State of California approved foundation

plans necessary to obtain a building permit. Prior to receipt of the building permit, demolition (if needed), utility locations (shown, above right), clearing, grubbing and grading can usually be started and/or completed.


Manufactured Homes (MH) are built to a pre-emptive Federal Construction Standard, commonly known as the HUD Code. HUD Code Homes are accepted throughout California as ADUs. Our MH ADUs go through a different plan check and inspection process which can result in lower City and County costs.

MH/ADUs

Our MH/ADUs are built by  Clayton (Golden West Homes) and Skyline (Champion) Homes to BHYCo specifcations which are similar to our site design build product. Time at the City is 2-4 months. Production in the factory takes 6 to 8 weeks, site work takes 6 to 10 weeks. Listed below are the primary reasons Manufactured Housing ADUs are lower in cost that our site built products.

  1. Plan checking, permit and inspection fees are lower.
  2. Material costs are less expensive due to the factory buying power.
  3. Weather delays and damage does not occur in a factory environment.
  4. Building plans, engineering included in factory price.
  5. Site supervision is dramatically reduced.
  6. Solar is not required.

Building Design and Plans


The Building Design and Plans are provided by the factories we use, based upon the standard features of the BYHCo and Client desired options (factory and onsite work) required to complete the installation on the BYHC low profile permanent foundation. We coordinate the plans, factory ordering and delivery to the project site. Our clients are invited to the factory to view and inspect their finished ADU prior to shipment to their homesite.

Manufactured Housing Installation and Foundation Process for Accessory Dwelling Units

Accessory Housing Partners LLC dba Backyard Home Company Uses an Installation and Foundation Process that Is Designed, when Completed, to Closely Resemble Site Constructed ADUs

Backyard Home Company provides standard Pre-Fab Manufactured Housing ADU plans, , from 473 square feet to 1,200 square fee, available from factories we select for their high quality reputations. We prepare all necessary City or County applications, civil engineering, geotechnical reports (where required), building plans are approved by the US Department of Housing and Urban Development commonly known as the HUD Code. Foundation Plans for Manufactured Homes aka Hud Code Homes are approved through the Housing and Community Development Department of the State of California. These pre-approved plans make the process of plan check with Cities less cumbersome and lower in cost.


The factory will build ADUs in one section and two sections for larger size homes. One section homes are less expensive to complete on site since the interiors and exteriors are completely finished. Two section homes are connected together and the interiors and exteriors finished at the connection points. The foundations for Manufactured Homes resemble crawl space conventional foundations, where the floor is higher off the ground than concrete slabs. We use semi-recessed foundations which reduce that height. Our foundations consist of interior pads and piers and concrete block exterior walls. the sections are backed into place (or lifted in place with a crane), the concrete block walls completed and connected to gas, water, sewer and electrical services. When finished a final inspection is completed and A Certificate of Occupancy is issued by the City, and a document provided to the County that classifies the HUD Code home as real property. 

Backyard Home Company provides our clients with a Construction Management Services Agreement. An initial deposit covers plans, engineering, all fees and permits, processing everything through the City or County and the preparation of the factory order and specifications. The factory process requires the use of a Licensed Manufactured Housing dealer and a specialized escrow process. Both entities are regulated by the Department of Housing and Community Development (HCD) not the Department of Real Estate. Our clients place an initial deposit for plans, engineerining and city approval costs and then deposits into an escrow account for the Manufactured Home and when finished at the factory title is transferred to the home owner. There is a final deposit for site work Manufactured Housing requires a specialized C-61 Contractors License. We encourage our Clients to visit our construction sites and, once their home is finished at the factory, make a walk-through inspection. The factories have monthly tours so our clients can see the production process. We add a number of features to the factory standard specifications that make the interiors of our Manufactured Homes very close to our site constructed ADUs. Clients get to select flooring, cabinets, countertops, plumbing fixtures, appliances, countertops, backsplash, light fixtures hardware and interior and exterior colors. The home shown at top left is about to have interior finishing and custom vinyl or wood laminate plank flooring which will be installed after the installation of the home is completed.
